How to Read Villa Prices in Samui

Koh Samui villa rentals range from 2,500 to 50,000+ THB per night. This wide spread is explained by villa size (number of bedrooms), location, views, finish quality, and — above all — the season.

Below are practical ranges based on the actual 2026 market. These are reference points, not fixed rates: a specific villa may cost more or less depending on terms and rental duration.

Seasonality: When It's Expensive, When It's Good Value

High Season (December–March)

Peak tourist flow. Christmas and New Year (23 December–5 January) are the most expensive dates: villas increase by 30–80% above base price. February–March is the "golden window": high season without New Year surcharges — the best time for a first visit.

Shoulder Season (April–June)

Hot, far fewer tourists. Prices drop 15–30%. April brings Songkran, the Thai water festival — great for experiencing local culture.

Rainy Season (July–October)

Rain is typically short (1–2 hours) but intense. October is the wettest month. Prices 20–40% below high season. An excellent option for remote workers.

Late Season (November)

On the north of the island (Bophut, Maenam), the rainy season is ending. The south (Chaweng, Lamai) starts opening up. A transitional period with attractive pricing.

  • Budget: 1,800–3,000 THB/night (plunge pool or no pool)
  • Mid-range: 3,000–6,000 THB/night (private pool, basic finish)
  • Premium: 6,000–12,000 THB/night (views, design, infinity pool)

2 Bedrooms

  • Budget: 3,500–5,500 THB/night
  • Mid-range: 5,500–9,000 THB/night
  • Premium: 9,000–18,000 THB/night

3 Bedrooms

  • Budget: 5,000–8,000 THB/night
  • Mid-range: 8,000–14,000 THB/night

4+ Bedrooms (groups, large families)

Price Differences by District

Chaweng

Most touristy district. Restaurants, nightlife, constant activity. Among the highest prices on the island. A mid-range 2-bedroom villa: 7,000–12,000 THB/night in high season. Best for those who want to be at the centre of it all.

Lamai

Slightly quieter than Chaweng, but with full infrastructure. Longer, calmer beach. Prices 10–20% below Chaweng. 2 bedrooms: 6,000–10,000 THB/night.

Bophut / Fisherman's Village

Peaceful, European atmosphere. Good restaurants, charming Friday walking street. Prices similar to Lamai. 2 bedrooms: 5,500–9,000 THB/night.

Maenam

Long undeveloped beach, quiet. Great for families and those avoiding tourist crowds. Among the most accessible prices for a beach district. 2 bedrooms: 4,500–8,000 THB/night.

Choeng Mon

Small peninsula in the northeast. Quiet, with a beautiful beach. Several premium villas with views. 2 bedrooms: 6,000–15,000 THB/night.

Lipa Noi / West Coast

Stunning sunsets. Far from entertainment, very quiet. Good for romantic getaways or long-term stays. Moderate prices: 2 bedrooms 4,500–8,000 THB/night.

What's Included vs Billed Separately

Base villa price usually covers:

  • Villa rental itself
  • One pool service per week
  • One set of bed linen on arrival

Often billed separately:

  • Electricity (Thai rate ~6–7 THB/kWh; air conditioning is expensive)
  • Water (if metered)
  • Cleaning (weekly or daily by arrangement)
  • Breakfast or cook service

Long-Term Rental: Discounts

For stays of 1+ month, standard discounts are 15–30% off the nightly rate. Some villas offer a fixed monthly price (e.g. a villa at 9,000 THB/night short-term may be 150,000–180,000 THB/month). Always ask when booking.
