The villa is situated 2 km away from the village of Maenam on the North Coast of Koh Samui, only 20 minutes from the boutique airport, in our VIP Minibus, with flights from Bangkok International Airport available every hour with Bangkok Airways and Thai Airways.

From the ring road, there is access to regular taxi services, internet cafes, Hair and beauty salons, Thai massage and reflexology boutiques, opticians, a 24 hour 7 - 11 food store, tailors, traditional Thai market, banks with ATM cash machines and foreign exchanges, medical centre, Thai and western restaurants with takeaway options, a great beach and numerous relaxing beach front bars and cafes.

Why not treat yourself to a private dinner in your own villa from the local Thai Restaurant “You and Me”, simply call in and order, enjoy an ice cold beer whilst they prepare everything for you and then enjoy the evening on your own terrace (everything is packaged carefully for your brief journey back and is easy to serve).

Maenam Beach does not have the mass influx of tourists each day hence it is popular with couples and families seeking something a little more relaxed.

Rates Exclude
* Food and beverage supply (with the exception of the welcome pack)
* Breakfast, Lunch or dinner. (Self catering only)
* Live in domestic staff, cooks, maids, nannies, babysitters, chauffeurs.
* Hair driers and international adapter plugs

Airport Transfer Service
An Airport collection service and return on day of departure in VIP minibus is available, subject to request - 750 Thai Baht each way. 1,500 Baht round trip).

Hire Car Service
A hire car will be needed as the villa is not located on a main taxi route.

Full arrangements can be made through us to have your car delivered to your door upon arrival.

A wide range of fully insured vehicles are available.

Rental conditions
• Minimum rental of 4 nights. (Except Peak Seasons).
• A non-refundable deposit of 30 % is required to secure your reservation. The balance of the total rental amount is due a minimum of 8 weeks before the check in date.
• The privacy and tranquility of the villas around must be respected at all times.
• The villas are for self catering holiday use only.
• No Pets are permitted.
• Smoking restricted to the outside of the villa.
• In keeping with Thai Tradition, outdoor shoes must not be worn inside the villas.

Cancellation Policy
In the event that the booking is canceled prior to arrival we regret that no deposit can be refunded.

However the deposit/full balance will be held over for a period or 12 months and credited to another booking by the same guests or another party of their choosing.

Once the final balance is received – 8 weeks prior to arrival, the same cancellation conditions as above will apply.

If the period of stay has to be shortened the full rental rates will still apply due to the popular nature of these villas.

Please note that as this villa is privately owned and not part of pool system it is not possible to change villas on arrival.

Insurance
The Owner is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as watercraft, water sports, jeep or motor bike rental, etc.

It is highly recommended that all guests are covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including local treatment, evacuation and repatriation coverage).

Booking Criteria
Please note, that due to the peaceful atmosphere and tranquil setting of the development that this villa is situated within, bookings are only accepted from families and couples looking for a relaxing and quiet holiday within their own villa.

All Male/female groups would not be appropriate.

The management take every effort to ensure that all guest's and home owners privacy is not invaded or disrupted.
