The Villa has 2 bedrooms with 2 double beds and 2 bathrooms. Each bedroom has air conditioning with ceiling fans.
The Master bedroom has its own en suite shower room/W.C.

- In Maenam village, northern coast of Koh Samui, 2 km from the beach
- 2 km from the local shops and restaurants in Maenam.
- 25 minutes by car from the airport
- 25 minutes to Chaweng Centre, Tesco’s and the high street stores.
The above rental rates include
- All electric and water costs and all taxes.
- Pool cleaning and garden service.
For Longer term contracts the monthly rates start at 88,000 Baht to include pool cleaning, weekly garden service and villa cleaning 1 time per week.
The costs of UBC satellite sat T.V and internet service are payable in addition to the monthly rental along with water/electric charges and telephone calls.
The above rental rates exclude
- Food and beverage supply.
- Breakfast. Lunch or dinner. (Self catering only)
- Live in domestic staff, maids, nannies, chauffeurs
- Hair driers and international adapter plugs.
- Bed linen and towels.
Rental conditions
- Minimum rental of 4 nights. (Except Christmas and Easter Season: 21st Dec - 1st Jan – 10 nights minimum booking/payment required)
- Self catering only.
- Maximum number of sleeping guests differs according to each villa. (Please specify number of guests on original enquiry).
- A non-refundable deposit of 30 % is required to secure your reservation (deposit to be paid via Swift bank transfer to our Thai Bank account). The balance of the total rental amount is due a minimum of 8 weeks before the check in date using a Bank SWIFT transfer to our nominated Thai bank account.
- The villas are only available to families and couples only, all male/female groups cannot be accommodated.
- The privacy and tranquility of the villas around must be respected at all times.
- The villas are for self catering holiday use only.
- No Pets are permitted.
- Smoking on the terraces or gardens only.
- In keeping with Thai Tradition, outdoor shoes must not be worn inside the villas.
Specific Cancellation policy
- In the event that the booking is cancelled prior to arrival we regret that no deposit can be refunded. However the deposit will be held over for a period or 12 months and credited to another booking by the same guests or another party of their choosing.
- Once the final balance is received – 6 weeks prior to arrival, the same cancelation conditions as above will apply.
- If the period of stay has to be shortened the full rental rates will still apply due to the popular nature of these villas.
